<h2>Overview</h2>Company Overview Pattern Energy Group is an independent, fully-integrated energy company that develops, constructs, owns and operates renewable energy projects and transmission assets across North America, Japan and parts of Latin America.  The company focuses primarily on wind, solar and transmission.  The Pattern Energy Group team has a history as one of the top North American renewable energy and transmission providers in the industry.  The team is dedicated to delivering the highest value for its customers, partners, financial supporters and the communities in which it works, while exhibiting a strong commitment to promoting environmental stewardship and corporate responsibility. Pattern Energy Group operates in the United States, Canada, Japan, Chile and Mexico, with offices in San Francisco, Houston, San Diego, New York, Santiago, Tokyo and Toronto.  Pattern Energy Group’s corporate headquarters is in San Francisco.<h2>Responsibilities</h2>Job Purpose This position will support the Real Estate Group by assisting with gathering, preparing, drafting, analyzing and organizing landowner and project real estate documents and related information; reviewing, analyzing and resolving title ownership and land issues; conducting due diligence reviews during the Company’s evaluation process for project acquisitions; hiring and evaluating bids of surveyors, title companies and other 3rd party contractors, managing these contractors’ activities and deliverables; and coordinating transaction closings. Key Accountabilities<ul> <li>Assist real estate transaction counsel and participate in planning, coordinating, and closing project acquisitions and sales and financings.</li> <li>Conduct due diligence reviews of landowner agreements and related real estate documents for potential land acquisitions, project development and financing transactions.</li> <li>Hire and evaluate bids of surveyors, title companies and other 3rd party contractors, managing these contractors’ activities and deliverables.</li> <li>Detailed review of title work and surveys and highly-developed ability to spot and resolve title ownership, land use restrictions, and legal description issues, along with title company requirements, for title policy coverage.</li> <li>Draft title curative and other real estate documents for attorney review, including land leases, easements, rights-of-way, land option agreements, deeds, assignments, subordination and non-disturbance agreements, memoranda and other recordable documents, estoppel certificates, lien affidavits, title objection letters, project closing checklists, real estate schedules and closing instruction letters.   </li> <li>Work with outside counsel, surveyors and title company personnel to complete transactions.</li> <li>Monitor critical action items and scheduled dates and milestones for land acquisitions and related project development and financing transactions. </li> <li>Research state and local land development codes as needed.</li> <li>Track and organize real estate documents for the Company’s portfolio of wind, solar and electrical transmission projects.</li> <li>Assist with any other deal-closing activities as may be required.</li> <li>Complete other job-related duties as assigned and/or necessary.</li></ul><h2>Qualifications</h2>Experience/Qualifications/Education Required Educational Requirements Paralegal Certificate and Associate’s Degree are required. Texas Notary Public certification is recommended.  Bachelor’s Degree is a plus.  Required Work Experience At least two years of solid real estate paralegal experience working on large-scale land or real estate transactions for a land developer, energy company, title company and/or real estate law firm.  Experience in real estate project acquisition and development work, particularly for undeveloped land, and experience with title companies, title policies, and surveys are strongly preferred.  A substantial portion of paralegal work must have focused on transactional real estate, land and title work.  Project finance experience a plus.    Additional Requirements Must possess strengths in the following:<ul> <li>High level of focus and attention to detail. </li> <li>Exceptional quality of work; must be well-organized and efficient, and able to prioritize, multi-task, work for multiple parties simultaneously, and meet applicable deadlines. </li> <li>Excellent ability to work under pressure is essential.</li> <li>Strong interpersonal and diplomatic skills, with the ability to communicate well with all levels of other Company employees (legal and non-legal), external counsel, and land consultants on simple and complex real estate matters.</li> <li>High degree of self-direction and motivation, with excellent teamwork skills.</li> <li>Ability to uphold standards of complete discretion and confidentiality and exercise good judgment on day-to-day decisions.</li></ul>High level of proficiency in Microsoft Office and Adobe Acrobat applications; ability to efficiently learn new computer programs when such programs are integrated into project development.   The expected starting pay range for this role is $80,000 USD - $108,000 USD. This range is an estimate and base pay may be above or below the ranges based on several factors including but not limited to location, work experience, certifications, and education. In addition to base pay, Pattern’s compensation program includes a bonus structure for full-time employees of all levels.
