This position involves working with deeds, easements, leases, maps, and other legal documents to support real estate transactions, litigation, land acquisitions, development projects and other organizations as needed. Responsibilities <ul><li>Research and analyze public records, title documents, and legal descriptions to establish property ownership.</li><li>Review and interpret deeds, easements, plats, mortgages, liens, tax records, and other encumbrances.</li><li>Prepare title reports, ownership chains, and curative documentation as needed.</li><li>Resolve title defects or discrepancies by communicating with title companies, attorneys, or government entities.</li><li>Work closely with surveyors, legal teams, land agents, and project managers to ensure title integrity.</li><li>Support the due diligence process for land purchases, leases, right-of-way acquisitions, or development projects.</li><li>Monitor title issues that could impact operations and recommend corrective actions.</li><li>Prepares legal documents to support their specific function (i.e., demand letters, settlement agreements, encroachment agreements, discovery responses, etc.)</li><li>Recording/electronic filing of real estate and other documents</li><li>Completes legal research projects and other ad-hoc assignments as needed</li><li>Collaborates with in-house and external counsel and other stakeholders (client management)</li></ul>Required Qualifications <ul><li>Bachelor’s degree</li><li>In addition to bachelor's degree, five (5) years minimum of related experience</li><li>In lieu of bachelor's degree, HSD/GED AND ten (10) years minimum of related experience</li></ul>Preferred Qualifications<ul><li>Degree in paralegal studies, business, real estate or related field preferred.</li><li>Prior real estate paralegal experience</li><li>Minimum 2 years experience in title research, land records, or real estate law.</li><li>Proficiency in reading and interpreting legal descriptions and land survey documents.</li><li>Knowledge of title examination tools, county records systems, and GIS mapping.</li><li>Strong analytical and problem-solving skills.</li><li>Detail-oriented with excellent organizational and communication abilities.</li><li>Registered/certified paralegal</li><li>Prior experience in legal operations or as a legal analyst</li><li>Degree in paralegal studies or business preferred</li><li>Prior work experience in a utility</li><li>NALA certification</li><li>Notary Public</li><li>Demonstrated effective written and oral communication skills; proofreading skills with an emphasis on grammar and formatting</li><li>Ability to handle highly confidential and proprietary information</li><li>Attention to detail, accuracy, and flexibility in handling multiple tasks, often under time constraints</li><li>Demonstrated ability to prioritize, organize, and coordinate work while showing initiative and sound judgement</li><li>Demonstrated problem solving, decision making, and analytical skills</li><li>Possess excellent judgement</li><li>Ability to work as part of a team; strong collaboration skills</li><li>Proficiency with all Microsoft products, including but not limited to Outlook, Word, Excel, PowerPoint, Teams, and SharePoint</li><li>Experience in conducting legal and regulatory research, including use of research software (ie: Lexis Nexis), and internet searches</li></ul><h2>Working Conditions</h2><ul><li>Travel: 5-15%.
