Position Specific Description

In this role you will report to the Distributed Generation (DG) Early Stage Land Acquisition Leader and be responsible for early-stage greenfield land origination and acquisition in the Northeast/Mid-Atlantic regions with an initial focus on Pennsylvania and Virginia. You will work directly with the origination team to understand your region and identify and secure optimal greenfield sites in order to cultivate a pipeline of viable, competitive solar sites in support of the region’s origination strategy.

 

Your job is to acquire new greenfield sites for DG projects from initial strategy to contract execution. More specifically this includes:

  • Desktop vetting for preliminary buildability hazards
  • Evaluating interconnection injection capacity and proximity to substation
  • Initial diligence of local zoning ordinances and permitting
  • Conduct initial outreach to landowners of all identified parcels, this includes mailers, phone calls and in person door knocking.
  • Is well versed in the process for developing and constructing solar projects and will be able to answer basic questions about the company and characteristics of solar projects.
  • Keep a thorough record of all communication with landowners
  • Secure verbal commitment from landowner
  • Responsible for obtaining all information required to request a real estate agreement within the guidelines of the Company’s internal processes (e.g., landowner contact information, title and deed information, legal descriptions, key financial and commercial terms of the agreement, vesting deed, probate documents, certificates of trust, etc.)
  • Negotiate key financial and commercial terms of the real estate agreement with aid of DG real estate attorney
  • Execute the agreement and hand off for interconnection application submission.The location for this position is flexible and can be located in the Juno Beach headquarters or in the target region.
  • This position has significant travel requirements, expected to be at least 1 week per month on the road.

 

Practical experience dealing with solar project development, including real estate acquisition, land and title matters, permitting, interconnection, and community outreach is essential in this role, along with technical acumen in GIS. To do this job well, you must be a team player that can balance priorities and communicate effectively with the DG team, numerous internal subject matter experts, external consultants, and customers to successfully navigate the processes necessary to acquire optimal DG solar sites.

 

The perfect candidate for this role possesses the know-how to take initiative to pursue the most desirable sites for our greenfield pipeline in a timely manner.

 

 

Main attributes and requirements:

  • Highly personable and able to take initiative.
  • Able and willing to travel on short notice.
  • Technical experience using GIS tools and Google Earth highly preferred
  • Experience negotiating renewable lease option and purchase option agreements
  • Experience with land and title matters preferred
  • Project management experience
  • Establish and manage relationships with landowners and other stakeholders in support of site acquisition
  • Meticulous record keeping of conversations with landowners and status of land campaigns.
  • Provide reports to management by producing regular and frequent pipeline updates, project status updates, and other reporting documents
  • Communicate information continuously and effectively to cross-functional team
  • Work with internal resources, such as the Environmental Services, Land Services, Real Estate Legal, Engineering & Construction, Interconnection, and Regulatory teams

Job Overview

Employees in this role assist in the development and execution of plans for new and enhanced generation projects. This job coordinates allocation of resources, schedules, and technical adequacy, ensuring the project or transaction is completed in the most cost effective and competitive manner. This position participates in all aspects of the business deal and ensures the project is completed on time and within budgetary constraints.

Job Duties & Responsibilities

  • Leads and facilitates the day to day transaction process to ensure timely completion as well as a cost effective and competitive result
  • Coordinates key functions such as financial feasibility analyses, engineering/design, project legal review, permitting activities and financial negotiations
  • Supports due diligence activities with other internal groups to ensure proper analysis and structuring of assigned projects
  • Acts as liaison between internal and external specialists regarding procurement, contracting, permitting and interconnection
  • Assists in the construction of contractual arrangements for project development
  • Participates in negotiating agreements with consultants and subcontractors
  • Ensures compliance with applicable technical and regulatory requirements
  • Fosters external relationships with customers, third parties and members of the community
  • Performs other job-related duties as assigned

Required Qualifications

  • High School Grad / GED
  • Bachelor's or Equivalent Experience
  • Experience: 3+ years
